Junior Sparks, one of Barbados’ top real estate agents was recently invited to speak at the RBC Royal Bank Mortgage Seminar. RBC Royal Bank chose Junior based on both his outstanding reputation as a real estate agent in Barbados, and because of his incredible knowledge of the real estate industry on the island.
In his speech, Junior explained a number of key real estate concepts for a very focused audience. The first topic that Junior discussed was the Barbados Estate Agents and Valuers Association. Junior informed the seminar participants that this association has an abundance of key Barbados real estate information, including lists of qualified real estate agents and valuers. He let the audience know that they can find real estate professionals in Barbados through the website for this organization, Beavainc.com, including himself. The next topic that Junior discussed was finder’s fees. Junior let the audience know that some real estate agents in Barbados charge finder’s fees for finding properties for buyers. Junior also told the audience that his company, Global Estate Agency does not charge finder’s fees because they are paid by the sellers. This is critical for buyers of Barbados real estate to know because finder’s fees can be thousands of dollars.
Junior also informed the audience that if they should also let their real estate agent know whether or not they have kids, how many commercial vehicles and/or rental vehicles they have, whether or not they have pets, etc. This is because there are some neighbourhoods have strict covenants. Covenants are essentially restrictions that are imposed on specific neighborhoods, communities, and developments. In order to find the right property, it is necessary to know if the covenants can be met.
After covering this topic, Junior went on to discuss this critical importance of having test holes done on any land that buyers are considering buying. This is because not all land on the island is capable of supporting a foundation for a home. So, people who buy land hoping to build a home can be in for a rude awakening if they discover after the land purchase that the land cannot support a foundation.
Next, Junior discussed the importance of getting an inspection done for the property you have decided to purchase. He explained that even if a property is turnkey, buyers still need to have an inspection done of the house because there could be extensive hidden damage. He informed the audience that this happened to one of his clients and it is a highly undesirable situation.
Finally, Junior let the audience know that if the property does not need any repairs whatsoever, then the buyer will most likely have to pay full list price because there will most likely be a buyer out there who is willing to pay full list price. He also let the audience know that they will also have to fill out an offer and acceptance form for any confirmed offers. This form would include name, address, confirmed price, and several other details, some requested by the Barbados Financial Intelligence Unit (FIU).
